The numbers behind the national home sales increase

The Wall Street Journal takes a closer look at the February existing homes sales increase I blogged about this morning.

According to the WSJ, "home resales climbed to a 4.72 million annual rate, a 5.1% increase from January's unrevised 4.49 million annual pace, the National Association of Realtors said Monday...

"The February resales level of 4.72 million reported Monday by NAR was above Wall Street expectations of a 4.48 million sales rate for previously owned homes. The 5.1% increase was the largest since 5.6% in July 2003."

The article went on to discuss the decline in median price for existing homes. Though this is being portrayed by the media as a bad thing, I've yet to talk to a real estate broker or owner that would agree. Most believe home prices needed to come down from the over-inflated prices we experienced from 2004-2006. The decline in prices should help "reset" the housing market, and home sales should continue to increase as result.

I'm sure this and many other real estate market topics will be discussed this weekend at the Leading Real Estate Companies of the World conference in Scottsdale, AZ, where I will be speaking. I'll keep updates of the happenings there...if you'll be in attendance, make sure to stop by booth #15 for more information on Delta Media Group.

Home sales increase, surprising analysts...again

Home sales have unexpectedly increased again, helping boost the stock market this morning.

Yahoo! Finance has the story, which briefly mentions the homes sales increase, stating:

The [stock market] advance gained momentum after a surprise increase in sales of existing homes. Home prices fell sharply but traders were encouraged to see sales pick up rather than fall. That's the second bit of good housing news over the past week -- last Tuesday, the government issued a better-than-expected housing starts report.

Yahoo's first edition of the story is not very detailed, but I'll track down and post some better info and stats soon.

Another positive sign for the housing market

In a positive sign for the economy as a whole and housing market in particular, a report just released states that housing starts unexpectedly jumped in February after falling for the past eight months.

According to a CNN.com article:
Housing starts rose to a seasonally adjusted annual rate of 583,000 last month, up 22% from a revised 477,000 in January, according to the Commerce Department. It was the first time housing starts increased since June, when they rose 11%.

Economists were expecting housing starts to decline to 450,000, according to consensus estimates compiled by Briefing.com. Still, starts are down more than 47% from February 2008, when over 1.1 million new homes broke ground.

New construction of single-family homes, considered the core of the housing market, increased 1.1% to an annual rate of 357,000 versus 353,000 in January.

Applications for building permits also increased by three percent, while new home construction increased by 89 percent in the Northeast, and also increased in the Midwest and South, the report notes. New home construction fell in the West.

Blogging from the Realty Executives Mid-America Regional Conference

I have TONS of new updates on the Realty Executives Mid-America Regional Conference on my micro-blog...aka: Twitter account.

Check www.twitter.com/seancutright for those details.

Micro-blogging is a growing form of Social Networking, and takes a LOT less time than posting actual blog posts (though, without the same Search Engine Optimization benefits, I will warn).

Either way, I'll be rapidly typing throughout the day to keep you posted on updates from the conference.

A big week for Delta Media Group

As witnessed by my blog (or lack thereof) this week, it's an extremely busy, but very exciting week for Delta Media Group.

I'll have plenty more info coming soon, but here's a quick run-down:

-I'll be headed to Kansas City for the Realty Executives Mid-America Regional Conference. Delta Media Group builds the Web system for Realty Executives' Mid-America region, and will have a booth at the conference to help agents better understand the powerful agent website and lead management technology they have.

-Delta Media Group's new headquarters and data hosting center's ribbon cutting is Thursday. We expect a few hundred attendees at the event, which will inaugurate Northeast Ohio's largest data hosting center.

-Delta Media Group will be hosting several Webinars this week. Some are real estate company-direct, while others are public Webinars for the real estate agents and brokerages using our website and lead management systems. To view the complete Webinar schedule, visit: www.deltagroup.com/training.

I'll be updating my blog and Twitter account from the Realty Executives conference. Follow Sean Cutright at twitter.com/seancutright or www.dripmarketingblog.com for further details.
